Overview: Pacific Executive Search has been engaged on a search for a n Accounting Manager-Partnerships. This role offers a unique opportunity to take on new responsibilities by overseeing the audit review process for limited partnerships invested in Section 42 low-income housing properties. With a hybrid work schedule and a focus on providing high-quality housing to affordable residents, this position at an industry-leading organization presents an exciting opportunity for growth and impact in Downtown LA.



Responsibilities:

  • Oversee the annual audit process for a Low-Income Housing property portfolio, including managing audit and tax engagement.

  • Examine audited financial statements and summarize key findings with the Corporate Accounting and Tax team.

  • Collaborate with Corporate Accounting to utilize review findings, property financial packages, and cash flow calculations.

  • Verify surplus cash and waterfall calculations per partnership agreements.

  • Work with General Partners on annual operating cash waterfall distributions.

  • Validate cash receipts and distributions with partnership accounting for surplus and waterfall calculations.

  • Analyze and evaluate audit requirements for controlled properties, managing audit requests and confirmations.

  • Ensure team meets audit deadlines and delivers accurate financial statements.

  • Assist in transitioning critical accounting tasks internally, including documentation and training.

  • Address escalated issues promptly and efficiently.

  • Contribute to implementing best practices in department and company initiatives.

  • Develop and execute recommendations for efficient business processes with other departments.

  • Document and update standard procedures for key accounting processes.

  • Support senior management with relevant accounting information as needed.


Qualifications:


  • Bachelor's degree in Accounting/Business/Finance.

  • At least 6 years of relevant audit experience, preferably in Real Estate limited partnerships.

  • Strong understanding of GAAP accounting principles.

  • Proficient in Excel, Yardi, or other Real Estate software.

  • Excellent written and verbal communication abilities.

  • Strong team player with exceptional organizational and analytical skills.

  • Ability to excel in a fast-paced, deadline-driven environment.

  • Certified Public Accountant certification preferred.

  • Preference for public accounting experience.

  • Experience in Low-Income Housing Tax Credit industry is a bonus.
